Seller Paid Closing Costs - Knowledge is Power

When you're considering making an offer on a home, there are other ways to get a good deal other than just snagging the lowest price you can imagine. Most loan programs allow the seller to concede money toward the buyer's closing costs that would normally walk away with the seller in his pocket. Oftentimes, seller paid closing costs can make a home more affordable for you. You just have to make sure you stay within the allowable guidelines for the mortgage product you need.

You see, a lot depends on what type of loan you are getting. The scenarios I am going to discuss all pertain to if you are buying your primary residence, not an investment or second home. And the reason the amount that a seller can pay on your behalf varies from product to product is because different loan types have different documentation requirements, and therefore, different layering of risks. So, it's important to compare apples to apples. The less money out of your pocket invested into your home presents a higher risk for the lender, regardless of the source of the funds to close.

For instance, I had a loan the other day where the seller had agreed to pay up to 6% of the sales price in closing costs on behalf of the borrower. Totally reasonable since the borrower was getting an FHA loan. Unfortunately, the home wasn't up to FHA standards, and the loan had to switch to Conventional financing. Whoops. Conventional financing only allows for 3% seller concessions if one is putting less than 10% of the sales price down on the property. All of a sudden the negotiated contract wasn't working out to the benefit of the borrower quite as nicely. She actually would be paying more for the property than she need be without the same benefit to her unless she re-negotiated a lower sales price. Why is that? Well, originally the sales price was $100,000. The seller was giving her $6,000 toward closing costs and walking away with $94,000 in his pocket. Now, Conventional underwriting guidelines would only allow him to give the buyer $3,000. So his pockets would be a bit fuller unless the buyer renegotiated.

Different loan programs have different allowable amounts for seller concessions. For instance, VA loans allow the seller to pay 4% of closing costs, and Rural Housing loans have no limit on seller paid closing costs. Conventional loans will allow up to 6% seller paids, but the buyer has to put more than 10% money down on the property. And finally, FHA allows for 6% of sales price paid on behalf of the buyer toward closing costs.

Don't lose sight of the fact that seller paid closing costs usually don't count toward a buyer's minimum out of pocket investment required. For conventional and FHA, you usually have to come up with at least 3% of your own funds regardless of how much the seller is willing to help out. VA loans and Rural Home loans allow for 100% financing in most cases, so you're good to go there. And FHA will allow the seller to participate in a down payment assistance program and contribute toward your 3% investment, but that's a whole other article to write (and who knows if it will still be ok by the time this article makes it to print).

Your best rule of thumb is to work with a lender and realtor who know what they are doing. And if you have any doubts, your lender should be able to define your limitations for you pretty quickly. So, arm yourself with knowledge when negotiating your contract. It is always to your advantage to negotiate from a position of strength, and knowledge is power in this case.

This is truly a grand topic to inspect. Realtors and their associations are coming to grips with how they internet should be used, and other real estate professionals, like myself, are having similar debates. Most of these concerns deal with how much information should be placed on the web, and who should have access to it. The other concern is what is effective marketing for houses on the web. A friend of mine was one of the first internet webmasters to create a site for virtual tours of homes. These tours are amazing to watch, but do they help sell? I have seen some Realtors offer statistics as a means of encouraging buyers and sellers to use their service. Other Realtors have set themselves up as voices of authority on the web (I must mention a preference for their blogs or sites, since I feel that these Realtors help educate the public). However, when you look at the number of Realtors there are in comparison to the number who have a true presence on the web in any format, you will notice that many Realtors have not taken to this medium.

In the past month, I conducted my own survey of how real estate was being marketed on the web. It was unofficial and limited to the information that I had access to gather, so it is by no means the ultimate word. The sites which seem to be getting the most buzz are those are creating message boards and listings of homes. They also help you find a professional in your area. In a way the sites are focused on offering you information, but in a crowd mentality sort of way. Who will know better how to perform a job, the person working at the job, or someone in a home office far away from the task? Sites like Wikipedia can produce fine works describing a topic by relying on the crowd. The crowd may not see the big picture though, so it lacks the focus to go in the correct direction. This happens when false beliefs are held by many people, so those beliefs will perpetuate, while the true path lies idle. The crowd can provide useful information (since they are performing the tasks), but I saw a backlash building on some sites against this information. Some questions posted specifically said they did not want to hear from others like them, but from professionals in the real estate industry. This wave may grow as more people wake up to the fact that they have been listening to bad advice.

Some sites seem to offer the bare minimum of information. The sites were created to have a web presence, but you can see that their owners are not working with them. Such sites do not work for their owners, since they are ignored by surfers, so they fall into further disuse.

The twist are sties that offer some type of graph or spreadsheet showing statistics about homes sales or such. Do you remember the book Lying with Statistics? Basically it showed how numbers can be manipulated to cause you to think in a certain way. I found that the numbers in these sleek pages gave wrong pictures on many occasions. I think that would catch up to their authors.

I have read or heard for some Realtors that they feel that blogs are the future of the web. I am biased; I love producing my blog, and contributing to another. However blogs are not necessarily good. I have seen some that are just pictures with a brief description of a house. Others that just present stats. One blog was from a Realtor who was awarding his staff for something each week, to show potential customers that he had a winning team. There was not much else on the blog, and the awards were starting to sound fake, but I was certainly glad to learn that Mary won for best house cleaning.

Where does the future lie for real estate and the web? The majority of home buyers are thirty to thirty five years old, and this group is increasing turning to the internet for assistance with their home buying decisions. This group will be looking for expert information, and to those who will show that they are actively providing it. However, they are also used to the idea of sharing information amongst themselves. There will no great push towards purchasing homes sight unseen, so visiting houses will stay prominent, but instead of looking at many of them in person, consumers will take virtual tours of many homes before they narrower down which ones they really want to see. Photographs of homes do not meet this need. To meet the need of authority and crowd suggestions, maybe blogs should add a message board feature that could be overseen by an expert. I know that you might think comment section of blogs meet this need, but those are not the same as being able to post your own questions. Two boards could be set up: one for questions being answered solely by professionals, and one where consumers can discuss the issues that are important to them. Maybe then the site could include a way to find professionals in a specific location. Some site are close to this model, but I am suggesting some minor changes in a direction that could be more agreeable to the consumer's needs.

Ensure that your payment terms are clear and agreed upon before they start. Some local laws do set limits on how much higher the actual cost of a project is allowed to be above the estimate. Check into the laws in your area. In any event, don't pay until you are satisfied with the work.

How to Preserve and Protect Your Log Home Or Cabin With Stain - General Info- Part One

The stain on your logs is the most important line of defense against the three main enemies of your logs. Those are the sun, (U.V. damage), moisture, and fungi. After proper preparation of the wood/logs, I believe it is one of the most important decision's that is made for their longevity and beauty; you should use the best stains available, and not cut corners on quality. There are many stain manufacturers out there. They all claim to be the best and do an excellent job of protecting your logs from the element's, etc. But from my experience, most of them do not. One of the most common area's of shortcoming I see is the U.V. protection provided by stains. I see many log homes where the sun is actually sun burning the wood, and turning it black right through the stain. Many times this happens in one to three year's after application of the stain. This is a prime example of the stain that was applied just not having enough U.V. inhibitors. It doesn't do any good to have a stain that provides good moisture protection, but allows the sun to damage and destroy the wood cells underneath the stain!!

I use what I feel are the best stain's available today. They are formulated to prevent the damaging effects of water, fungi, and U.V. radiation. They are a V.O.C. Compliant blend of natural and synthetic resins which penetrate wood pores to block out water and provide long-lasting protection. A unique feature is that these stains contain nutrient-free resins, instead of high levels of fungicide to prevent mold and mildew growth. There are many stains produced that have natural oils and minerals as key ingredients, that are actually food for mold and mildew spores. Staining your home with some of these products is like giving an invitation to all kinds of little critter's to make a meal of your log's! One example of this is Linseed oil based stain. I'm amazed at the number of stains that still exist out there that are linseed oil based. Obviously these stain manufacturers don't have a clue about what their stains do and how they react to certain factors like the sun.

The very first log home I ever worked on had an existing stain on it that was linseed oil based. The sides of the home that got the most U.V. exposure were quite black. This wasn't the typical sun damage concentrated on the upper curvature of the logs, but pretty much covered the whole log. I found out after doing some research about the fact that linseed oil has a photo-chemical reaction with ultraviolet rays that turns the wood black. This is on top of the fact that linseed oil is one of those natural oils that many organisms like to feed on. Like I mentioned before, its like candy-coating your house. I think that linseed may be fine to have in some stains if the amount is very minimal, but I still see no reason to have it in a stain at all. There are better ingredients to add as fillers to the stain.

The application method of the stain is the next most important step. First I mask off doors, windows, etc. Anything that we don't want stain on. I protect concrete, bushes, and so on, with canvas tarps. Then, I use airless sprayers to get a large volume of stain on an area of the logs. The stain is then back brushed by hand to work it into to pores of the wood and even it out. This step is then repeated a second time, with the end result being that the wood has absorbed as much of the stain as it can, and the stain is applied evenly. This method gives the most uniform look, with the greatest amount of protection for your logs. The result is value for you, the homeowner. Your log home will last the longest period of time in between re-staining, with NO damage to the wood cells of your logs.

By no fault of their own, many log home owners do not realize what a critical decision it is as far as what stain to apply to their home. And unfortunately, too many of them have gotten off on the wrong foot and have gotten into a vicious cycle with their homes of having all kinds of really unnecessary problems and issues concerning the stain. This is partially because first of all, there is a lack of information as a whole and secondly, there is much misinformation out there also. Some of the so-called "experts" that people are maybe dealing with don't always have their best interest in mind or just aren't taking the time to give the homeowners the proper information either. My goal is to provide log home owners with information that is useful to them in real world applications, because I have had the opportunity to see how most of the stains hold up in the real world and as far as I'm concerned, that speaks volumes more so than some company's slick sounding advertising pitch!
